@Patrick Liska Yes I thought of it as, why not attempt to manage the first property so that I could get some experience being a landlord. I'm all about using property management as much as possible, but maybe saving the cost of using it on my first investment will make the margin more comfortable to deal with.

@Jordas Reyes Yeah I agree and have been including it in my analysis so far, but was mostly curious if anyone else has a different perspective!

I had a thought I was curios about regarding property management, especially when first starting out. I know the general rule is to factor in using property management, whether you initially intend to use it or not. However, what about leaving it out, at least for your first investment in order to feel more comfortable about the numbers working out? You could always just factor it in for each additional property you purchase right? Mostly just wondering if anyone else has done this when first starting out.

Pretty funny, I came home this evening with the intention of writing a similar post. I am in a very similar situation. I will invest in real estate and I have my goals, but until I reach those goals I need to work full time. So I came to the realization that I would like to obtain a job in the real estate field. My opinion, why not work a job where I also have a passion for the industry? It also helps that I highly dislike my current full time job...lol

So as Thea mentioned, the most common jobs that people come across are probably real estate agents and property managers. However, I think most importantly, what are some other real estate related jobs out there? Where did those of you who may be working in these other jobs find out about them? What advice might some of you have to those of us who still need or want to work a full time job, specifically real estate related.

A friend and I have been doing some research the past couple days on how to educate ourselves in regards to market trends across the country. For those who consider themselves educated on this topic, I was wondering how exactly you went about doing so? Is there general material that you read/studied, or is it learned simply by looking at the numbers in all markets across the country?

Welcome to BiggerPockets Fiona! I'm sure those locations can be good investments, specifically Lowell since I've heard other members mentioned there before. If you look hard enough you should be able to find deals anywhere as well!
