Hello BP Members

Need your help!!!

If you have a corp buying rental properties in US. When closing with the TITLE companies...

Shouldn't the Home Insurance Policy be a part of your closing done by the Title company?

OR

Is there job is just to close the property and than we have to buy a Home Insurance Policy after the closing?

Please Help!!!

Thanks

Prav

Hello Steve

It can be very challenging to run a business from very far. The key really is to find and have the right team. I have quiet a few properties in Toledo. Let me know If I can help you in that market place.

Welcome to BP Chris

This is really a great site to educate yourself in this big industry. You are getting in at the right time. I own quiet a few properties in Toledo area from multiplex to SFRs.

Feel free to ask any questions you may have. BP is full of great and experienced people.

Good Luck

Hi Lee

If you do the math the avg water heaters starts at $700 to higher cost. Lets say you spent $1000 to buy a 60 Gallon Power vent Water Heater. The avg monthly rent for 60 Gal in Ontario is about $25 per month. You will get your return in about just over 3 years.

Now If you are planning to keep the property for a long term, I think buying is the right option or if you are planning to sell it in let's say next 3 to 4 years. I believe renting is the right option.

hope this will help

Question: what is the criteria to fund the deals for Canadians buying and holding the properties in US? Is that still a 100% financing available? Thanks Prav T.
