Rental Hot water tank and furnace? Or own.... Ontario Canada

Hi everybody,  I'm not sure if this has been talked about much...   I looked through the forums and didn't find much...  so sorry if it's a repeat question.

Currently I pay for all utilities in the bungalow I rent out... since it has 2 units and only the one meter for gas and one for hydro.    

And currently the hot water tank is a rental.     And it's on its last legs.... as well as my furnace...   so I've been talking to the company who I rent the tank off of, and I find out that they rent finances aswell...  so I am thinking... hmmmm...   would it be worth it to rent the hot water tank and the furnace. ....   end of the year get to claim it all in my taxes.... every year...  forever...

Or am I waisting my money...   obviously the rent compensates for the fact that I am paying it.... not that I can charge the Tennant more now... I mean in the future.  The current rents that I currently receive covers it all pretty well though.

And also the fact that my current furnace and hot water heater are probably 20 years old...  Obviously newer units run cheaper also..
