I started whole selling in may this year. I am a buy and hold investor, however, due to the incredible competition on mls in Houston I started wholesaling. I'll write a post here soon, but deals are hard as hell to find. A bull market is an understatement, it's white hot in south Texas!

There is a lifestyles unlimited office in SA. Become a member take a few of their classes. Costs about $500. You will be amongst a large group of investors, that should take care of the fear problem.

Actually the problem is not the tenat. You should have addressed the roof leak and Sheetrock long before they moved in. For all the new landlords reading BP:

1. Fix everything!
2. Ask for market rent
3. Enforce the lease

Stray to far outside of those basic tenants and you are inviting problems.

Evict this person, fix the property, and find a new tenat all at once. Problem solved

I've got a property that is listed with a traditional full service broker. I'd like to terminate the listing with the broker and relist with a flat fee broker. If I am reading this contract correctly, it doesn't say I can terminate the agreement, however it does state there is a 60 protection period.

Is terminating the agreement considered a breech and the broker is compensated?

Just wondering who got thier lic once they became an investor? MLS access would be nice; any other bennifits or liablitles?

there is not a number of buyers but qualified buyers. Are these buyers serious or are they tire kickers?

The wholesalers I work with, the vast majority of their deals are from MLS. Deals are deals.
