Averaging 5 deals a year...What are your local investors averaging? What about the top 10% in your locale?

As a comparison we have new investors in the Houston market crushing 25+deals/yr as investment properties. 10/yr seems to be the average for the motivated investors. Flippers and wholesalers are doing larger volume.

Best advice in this whole thread. Join a number of groups; meet lots of people. There is no one type of investment or investor. Everyone is a little different and so are the deals. It is what makes this industry fun.

A family member just went through a similar deal. Chase, was not interested unless the owner missed 2-3 payments. Any guesses in what the owner did?

Longtime "lurker," first time poster; I registered to post in this thread.

I tried to follow your three deals posted in this thread but got lost in some of the numbers and operational details. I ran some numbers based on the listing you provided and it looks like the comps are coming in around $124K~$128K.

If I recall the deal you bought at 109K and 20K rehab; after reviewing the numbers, you are pretty close to break even.

Am I missing something?
