I want to keep the home address private from people to reach out to me for my LLC. What is the best way to keep it private? I talked to the USPS people and they say you can open up a PO Box but you'll have to come here to get the mails which I don't want to do. They don't have a way to forward that mails. Is there some service other stores which I can use so I have a PO Box but I get the mail forwarded to my home address.

I heard about this instagram but don't know much about it. Is it real that you can save on W2 income taxes if you have a short term rental. Has anybody used this strategy? If this really works then I can invest in a short term rental in 2024 with a smaller/cheaper property to start with. Please share your experience and provide details how it works?

Thanks,

PJ

Quote from @Alecia Loveless:

@Pj Arora I think you’ll be happier if you can find something within an hours drive. You just have to analyze a lot more deals and be creative searching for your property.

My first property is about 35 minutes away and I only get there about once every 3 weeks. My in town properties I drive by 3-4 times a week.

Right @Alecia Loveless I think for me it gives more peace of mind when I can  go and check on the property personally. I definitely would give it to the property manager to manage.

Quote from @Eliott Elias:

If you don’t have any cash, you can bring on investors to fund the equity and cosign a loan if you cannot qualify.

Didn't think about it. That sounds interesting. I have couple of friends who might be interested n cosigning since I am unable to get conventional loan becasue of my high debt.

Hi,

I would like to know how you funded your first small multi-family (4-10 units) invetsment. This will give me ideas on funding for my first fourplex I am thinking to buy.

Thanks,

PJ

Thank you guys. @ Bruce Lynn and @Eliott Elias

As Eliott mentioned Killeen was my first choice as well because of these factors

-Growing population

-job growth

-Median household income $64,000

- meets 1% rule

@Bruce, if you have any other town in particular let me know.

I am thinking of getting into multi-family specially 4plex to start with. I wanted to go local but the price tag too high in Dallas, TX area. If I go within 4-5 hr drive I can find better deals. Although I will be giving it out to the property management to manage but at least I can go and see the property if it closer than not being able to drive to the location if it is truly long-distance. What do you guys think which way to go, long-distance or within 3-4 hr drive?

Quote from @Jason Sousa:

Have you done the research of rent growth, rent to home price, and income to rent? I live in Texas and D-F-W is a great place to invest but there is no compromising due diligence. Get your metrics and see if it works for you.

 That is right..

Quote from @Stuart Chinworth:

@Pj Arora I personally think there are still opportunities out there for small mf properties that are personally owned and are too small for the syndicators. As stated above, these small mf's are scattered all throughout the DFW area. I would also start identifying opportunities in the outlying areas as well.

 Like that..Thank you
