DFW has not been at the 1% rule for many years. Dave Myers posted this excellent video for BP.

Great video.. I always was running after cashflow but if someone is able to wait for 10-15 years before retire then cashflow can be ignored.

If DFW does not work out from cash flow perspective then which other places you guys suggest to invest.

I was wondering are there any companies who will do marketing and finalize the deal for me? I pay them the marketing fee to look for deals for me. They an either finalize the deal or send me the seller who they finalized is willing to sell the property. I don't want to do marketing on my own. Can someone send postcard on my behalf, call the prospective sellers and all? I am just throwing it out there.
