I live in Dallas and new to RE invetsing. With the uptick in price evrything has become pricey here and there are hardly any deals I am seeing which make 1% rule for rental property. Although Dallas is one the great places for RE investment but I don't know if it is making sense for me to invest here. I am thinking for investing outsie of Texas. What do you suggest?

I was wondering are there any companies who will do marketing and finalize the deal for me? I pay them the marketing fee to look for deals for me. They an either finalize the deal or send me the seller who they finalized is willing to sell the property. I don't want to do marketing on my own. Can someone send postcard on my behalf, call the prospective sellers and all? I am just throwing it out there.
