How to appraise properties with car mechanic tenants?

My former land lady is looking to retire from real estate investing. She says she wishes to get rid of the headache of managing her 11 commercial properties, but wants to keep a monthly income going. I think she might be interested in selling it with owner financing. Around half of the properties are rented by car mechanics. How do you analyze these rental properties?
