@Lisa McLean - thanks for the idea, I'll check out prefab units. There are municipal requirements and zoning so I'll double check feasibility in this regards.

I'm looking for home builders in the Salt Lake City area with experience in construction of single-family homes on narrow parcels of land -- 0.1 to 0.15 acres ranging from 33 ft to 50 feet wide.  I have three opportunities in SLC for low-income residential projects that I'd like to consult on with some builders -- I'd like to send them plans for rough estimates.

Are you looking for private money (higher interest rate) or conventional bank financing?  Is the unit filled with tenants or empty/ needing rehab?  And whereabouts are you in the SL valley?  I may know someone helpful

Must appraisers physically inspect the building to be able to provide an official appraisal, or are they able to perform an appraisal off-site?  Any insight is helpful.

I've got a unique project and hope for some feedback:

A client of mine is trying to figure out what to do with some land in Loudonville Ohio (Ashland County OH) that is currently undergoing environmental remediation (undertaken by the previous owners).  My client already sold off the most valuable parcels that included manufacturing facilities (not residential), but this 6+ acres of land remain. Note that any development of the 6+ acres of land is restricted to industrial or commercial use, and any new construction on the land will have to be approved by the Ohio EPA.  

Loudonville is a small town (pop. 2500).  Any thoughts as to how the owner can best utilize the land if she doesn't sell?  If not, would you know someone in the area who might have experience with environmentally remediated properties? I'm happy to provide more details.
