 I do the same thing with goals in my notes app but Karen's idea about using a spread sheet would help to translate those goals directly into a business plan. They both seems like pretty good ways to go about it.

The price quoted seems alright but quotes are free. I'd get 3 and ask them to quote the best solution for long term durability. Composite decking might not be a bad idea. It's supposed to last something like 75 years if it's installed correctly. Outdoor carpet will need to be replaced in 5 or 10 if it's a  high traffic area.

If you have a mouse problem in Michigan during the summer you should get on it now because they are going to go gangbusters in fall. 

Use traps to get the ones that are there now.  They have to be getting in from somewhere. It's worth it to find and seal up every crack and gap you can find on the building. 

Mice can get through 1/4th inch gaps. Just inspect everything carefully around the whole house and go ask the hardware store guy what products to use for each area you find gaps in.

I've been a fan of Behr paint from Home Depot for a long time. Some paints just don't roll out well. 

Make sure to roll it out in the paint pan so it looks consistent over the whole roller before you go at the wall.

You can blend the lines by going back over stuff you just rolled on with a roller that's mostly empty. I usually start the paint a little heavy in a small area and then start blending it out over a bigger and bigger area as the roller goes dry. While the wall is still wet the roller will move paint from heavier applied areas to outer edges that don't have quite enough. 

That way you should end up with a totally covered area that's blended with no lines.

Thanks for tip I'll be sure to check that organization out. I don't own anything but my own house for now. I'm interested in having a multifamily unit to landlord and so is my dad. He's closer to buying than I am but he's looking in the Croswell to Brown City area.

I'm learning all I can and working a second job as a handyman to start getting the money to invest.

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.

Hey everyone I'm Brad from Lexington MI

Learning the real estate game is something I've been very interested in and I've learned a lot from BP so far. I'm a 33 year old systems administrator and the only house I've ever bought is the one my wife and I live in so I'm as new as it gets.

I used to be a partner in a construction business that did contracting and staging for an investor who had a few rental properties in my area. I've got some ground level knowledge about dealing with renters and rehabbing properties from doing that. 

Right now I'm learning all I can and looking to network with people. Hopefully I can learn to do something that ads value to this industry.
