It's all going to take longer than you expect. It's hard to be ambitious about remodeling when it's your house and you've got the option to put it off.

I would think it's going to create some opportunities for investors. It's sad but some people are going to lose out and have to leave for various reasons. 

Central AC is always more appealing but depending on the market you might sneak by with providing some used window units. I'm in Michigan and everyone loves central but lots of houses have window units. They're cheap to buy used in the winter. Two 10,000btu units would cool a 1000sqf unit acceptably. 

It's hard to find a good agent in my experience. If you don't already have a track record in a market they're very hit or miss. If someone want's to put in effort and help you then help them and get them some commission. If they blow you off or make it work to get basic info and appointments just move on. 

Well thank God you got DHS to get the kids somewhere safe.

If you have 100k and your paying rent you should probably buy a house for yourself.

If you want to get into passive income buy a duplex or triplex and live in it a while.

Well update time. I figured out my BRRRR number, got financing and put in an offer. Another offer had just been accepted though.

So good learning experience. I'm ready to go try it again .

I'd ask about it. I've seen grow rooms really destroy drywall and floors from the humidity. 

On the other hand d if the guy smokes a joint after work now and then who cares?
