You said trust no one. Then you said  you got a new PM with a team? Can you get into the property and make sure the health board is satisfied?

Why wouldn't the church just rent it to someone for the price of the mortgage plus maintenance? Then they keep the place without taking on expenses or making a profit. Just rent it to a church member who won't cause trouble and let the place pay it's self off. 

I don't know what makes sense for your business. My personal experience is that I just switched from propane gas to natural gas on my own residence this past fall for about $3.5k and It's AMAZING. My heating cost is down about 50% and not worrying about a tank going empty feels so nice. I never have to check a tank or schedule a fill up again! I'll never deal with a property that has tank fed heat again.

I'm in the same situation it's difficult. 

@Linda Reynolds Hi Linda. I think Richard got the Port Huron market pegged pretty squarely. Fort Gratiot and Lakeport have had a lot of houses moving recently. I just wanted to say hello since I'm in Lexington too.

I'm the son of a contractor. Give them food they wouldn't normally buy but stuff they know. Fancy meat, fancy cheese and nice plates to put it on. Stuff you eat on the couch watching TV.  That's what I'd get my dad and he's a contractor. Good food and good people go a long way. Just show up and give a gift in honest humility for the work the person does. It will be appreciated. 

All said I'm giving my dad ground venison, ground top serloin, local raised pork chops and a bag of peanut butter cups for Christmas.

My wife and I like driving around looking at houses. I have a hard time telling what might be something to look further into though. Has anyone done a guide on driving for dollars on here?
