include at least an inspection contingency and financing contingency along. I'm not sure if they allow you a duediligence period on residential purchase but if they do get it.

I've never heard of smaller residential lenders offering non-recourse loans as its based on borrowers credit. It's mostly offered in the commercial space with gse lenders.
If you do find someone, please share as I'm sure everyone would like to know.

I don't think you can have them sign your contract before you take ownership. Most contracts have a clause stating that after the lease period ends, it turns month to month - verify this. After you take ownership you can have them sign your new contract.
