Just for clarification, this is residential - not commercial. No the "formula" is not different. What will be different is the financing.

Calculate your net operating income. That will help you calculate your cap rate. Then calculate your cash on cash return. 

If the cash on cash return is acceptable than you decide if it's a good deal. If you're not sure how to perform these calculation, I'm sure there's many resources on this site and online that can assist with these calculations.

I've never encountered non-recourse for small loans. I believe they don't exist, but not 100%. If you find something please share.

CASHFLOW 101 is the entrepreneurial adult version of Monopoly. Actually, it's like Monopoly on steroids. Whether this is your first or your 100th time you will certainly be entertained and likely go home a bit smarter than when you arrived. This game helped me learn how to quit my engineering job to become a full-time real estate investor.

The board game simulates real-life experiences and opportunities by teaching what you need to do to create financial independence in your life (how to Get Out of the Rat Race) thru Business Ownership and/or Real Estate Investing. I agree with with Jeff. My preference is to have a majority of 2 bedroom mix. The exception would be if your serving a market that caters to a student target demographic, such as near a college or senior housing target market. In these types of markets the one bedroom units would be in demand.

All my deals have been with partners. I own apartments in 3 different states, including Texas. All were syndication and partnerships. Regarding your IRR calculation, what was the total acquisition cost and were extra funds contributed over the 5 years period? I'm just trying to check my irr math in comparison to c.o.c.
