Find a partner your comfortable with and has similar goals to contribute half or all of the down payment.

that seems to the typical scenario in beach and coastal communities, except for the winter ban. I would research the demand for rentals to see if people are willing to deal with the parking inconvenience.

Sounds like a sticky situation. You may have overpaid slightly. That's one issue with Residential multifamily vs. Commercial Multifamily. With residential value is at the mercy of comparables. In commercial it's based on NOI, so you have the control of your assets value instead of your neighbors.

I haven't experienced this, but I wouldn't let him enter as he may remove evidence against him or cause further damage or even decide to squat and require eviction. You can't trust him.

Resist any urge to manage apartments again. Purchase properties big enough to pay for third-party management.

First, you need to ask the seller what that's all about. He may provide the explanation. Second have a property inspector check that out, and provide an qualified opinion.

I've gotten low balance commercial loans from Wells Fargo and Chase. I purchased a similar 13 Unit in California for $610 in low income area using Chase at 65LTV. You'll find that most commercial lenders have a loan minimum of  $500k; however, I still suggest calling every option available to you and find out if they can help you. It's not unusual to begin working with a lender that says they can do the loan and later have to scramble and find a new one because the lender didn't like something about the deal.

Go to www.irem.org and search for property mgr with ARM designation .
