You should be able to purchase on amazon or ebay; however, if you've never played before I suggest getting the original version that used physical money instead of the new version that uses a check register.

The CASHFLOW 101 board game is the entrepreneurial grown-up version of Monopoly. People describe it like Monopoly on steroids, but most agree it’s better than Monopoly. The board game is a simulation of investing activities and opportunities in real estate and business, with the objective of teaching financial independence by creating passive income to “Get Out of The Rate Race”. 

We welcome all levels of players from beginners to advance. There is no charge to attend. The group is headed by active real estate investors and property managers. You’ll have fun and make new friends while you learn.

Make a deliberate and dedicated effort to attend every real estate investors meeting that you can drive to and talk about what you want to do and connect with the people that have similar interest and ideas.

After I bought my first property, I found a group 45 min away, that met every week on a consistent basis and I attended every meeting for 5 years, because I wanted to be around that energy and  individuals focused on real estate investing. One of those individuals became a partner on my first duplex and alter my first sixplex.

Ifor your properties are not in an entity, I suggest transferring them because you don't want to own apartments in your own name.

Your doing the same thing a lot of newbies do, and that is not consider things from the perspective of the lenders point of view. It's important to realize the fact that lenders are your biggest partner in the transaction with you. Lenders are not just going to throw money at you - at least not anymore. They are going to analyze the risks involved and only fund deals that have low risk and probability of defaulting. 

So consider the following:

Do you think a lender is going to give a newbie, funds that have high leverage to do construction and actually reduce the number income producing units and then attempt to change zoning, solely so that the borrower can get into the deal? Does that sound like high risk or low risk? 

If you look at things from the lenders point of view, you'll answer  a lot of these type of questions.

SATI AH - Learn from a Successful Investor Involved in Buy & Hold Rentals, Vacation and Flipping High-End Real Estate.

Sati Ah, became interested in Real Estate investing in 2009 after being disillusioned by the stock market. Since then she has enjoyed the benefits of positive cashflow on her rentals with a particular interest in vacation rentals. New development is typically sold off to retail buyers seeking low risk, low cap rate deals. The developer makes his money at the sale of the asset, not typically with a buy hold stragedy because of the numbers you calculated your self.
