40k is way to much. Good mentors are not cheap. I paid 2 times less for mine. Even though I felt it was expensive , When I work with the guy it was worth every penny.

Education is a key.

I’m in DC area too. I invest out of DC.

You can of cause syndicate with other investors for multi family property in DC or out of town. You can also to the BRRR method.

What is on the paper?

If you both signed lease with the wrong date then unfortunately he is in the clear.

However if property management made a mistake it’s on them and you can hold them liable.

Well . I lost a lot in 2008 in my first 401k. It took about 8 years to recover. My second plan earned very little return and also lost money.

Another one I have was managed by Merrill Lynch that also lost money. They decided to pull even more out of paycheck to “balance my portfolio”.

Bottom line is you don’t have control over your money. They don’t care since they charge you fees regardless of performance.

If you think you get a tax benefit think again.

You will get taxed on the back end as regular income when you pull money.

I would just put electronic lock with the code on the front door. Set appointment 2 hours apart. Let them call when they arrive to the property.

Then change the code:)

Wow. What a bummer. Maybe you can show that she uses a car to produce income I.e driving for Uber. It turns it from liability to income producing asset.

It just a thought of cause. Or maybe you can move it to LLC if you have one.
