Property I was considering is at Brighton Heights. Of cause I'm looking at other parts of town as well, but management is remaining one of my main concern. 

I can either hire a person with experience or a company. I have already interviewed few companies. Seems most of them only doing long term rental management and did not even want to consider midterm furnished rental. One company might do it, but the fees are high.

I have one potential person through my real estate agent. His fees are 20% since he does mostly STR's. So if you can recommend a property manager or a company you had or have business with I would appreciate.

I appreciate your input. You are absolutely correct. I am taking my time and do my due diligence. So far, my experience from interviewing several companies in that town is that most of them completely refuse to manage furnished rental. I will continue my research.

Is is worth doing cost segregation study on town home? I am doing major repairs, appliances replacement. Property is about 1200Sq feet.

Never let a tenant to repair things!!!!

She can’t legally withhold part of the rent claiming repairs unless of cause you authorised it.

Eviction is expensive,so I would just keep track on what she owe you. When the lease is up for renewal, don’t renew and deduct owed from security deposit.

Liens have to be cleared. So you need to understand what are you getting yourself in. Basically clearly understand how much you need to pay off the liens and how long it will take.

Dear Jared,

I understand your desire to wipe out this debt. However, life is unpredictable. I get used to add extra to my payment to pay my car loan in 3 years. You can do the same. Itis always good to have a cushion just in case. Besides its 3% interest. You can always pay extra.
