Received from 2 tenants out of three.

The third one works in hospitality industry. Frankly she was late on rent even before the virus.

If those holes are from things being hang it’s ok.

But if those holes made by moving furniture or slamming doors. You charge her for labor and material to fix it.

I have property I bought with hard money. I want to refinance at a lower %. My option now is only another hard money lender around 5% since I don’t have W2 income . Is it smart or it’s better get W2 income and refinance with lower %?

I have not raise the rent for 2 years. I am debating for how much I have to raise it. Any suggestions?

My tax advisor stated that I can’t write off the loses on rental properties since my personal income exceeded 150k.

How true is it?

Agree to some degree. The only thing that you can’t save time. Perfect case scenario in real life usually don’t exist:)
