I only have one -  1 bedroom house ...the guy  has been in there 7 years now...

Update : The property is back on the market... guess the potential buyers could not get financing...big surprise...even more surprising the agent raised the price by $14,000 ! The agent also never bothered to call me back. The sellers are probably wondering why everything else is selling but their property. I wish I could tell them get a new agent !!!!

Hillary on Love It or List It is the absolute worst contractor ever..she is always surprised by what is in the basement...don't let her go in the basement ! They don't go in the attic to check the insulation...then are surprised when it is sawdust...they don't climb on the roof and are shocked when it has multiple layers or needs replacing...they don't make a trip to check if work is permitted or not and are shock shocked when it is not...I like to think they are trying to get potential buyers to be aware of all the pitfalls out there when rehabbing and showing you some basic things that can be wrong...

That said I am so glad when folks rehab the older historic homes here...99% do it to live in ...there is no way to make money flipping here with prices as they are

Pit bull owner groups are teaching folks how to say their dogs are ESA...most insurance won't ocver pit bulls...what then ???

I used Labor Ready one time at a friend who does flips recommendation. They came late all jammed in one ratty car and they reeked of alcohol and this was at 9 in the morning. They broke things and then hid them and generally did a lousy job. I paid them and thankfully watched as they rattled off in their old jalopy and called my friend to berate him and he told me he would never use them and laughed and laughed funny not !

It was a guy I know slightly and he is trying to get in wholesaling so I was willing to put up with a few snags...however now I'm fairly certain that what they are doing is trying to get money from an investor and then approaching the home owner who is in distress and making them an offer with my money...the final final straw was when he told me not to tell other investors what the address of the house was even though another " wholesaler" had it listed with the address on Craig's List...it is just a mess that I don't need and I am not going to work with them ...that said... I do hope they learn what they are doing or quit trying to cut corners but by then they will have lost a lot of the core cash investors...

I am a cash buyer...been contacted recently by 3 different wholesalers trying to sell me the same property...each one has a different price...not my usual type investment but I went to look because you never know...the first guy didn't have a key so we had to stand on a bucket and climb in the window...in spite of my better judgment I went ahead and said I would take the property at his price...then I get a message that the price he quoted was wrong and it was a "clerical error" and the price is really higher...the other two supposed wholesalers have contacted me about another property without clear title but I want NOTHING to do with them now...they are all working together to sell class D houses...just don't jerk me around...it is not good to piss off cash buyers !

Amazingly enough it went under contract 30 minutes before I was supposed to see it even though it has been on the market for months. It is contingent on financing which as I understand it the buyer can not get a conventional mortgage since it has 2 houses on it and the buyer will have to get a commercial loan...the agent will call me back in a few days if the deal falls through...I think she is trying to act like there is a bidding war or that all these other buyers are interested in it...whatever I'm walking

If you can wait till their lease is up...I would highly recommend that. I had a tenant that claimed they were fine with showing the house but they went and put in an illegal alarm and then refused to let any agents in...we started eviction process immediately...my first...the seller's agent offered them $3000 to move but  they wanted to stay for free till their lease was up and then collect the $3000 ! I lost a full price offer because they refused to let anyone  in ...I ended up taking $10,000 less on the sale plus paying all the eviction fees...hopefully your situation turns out better !

It is not like a duplex at all...it is fenced in and everything is shared...so what if one tenant parks 5 cars in the driveway or opens and shuts the gate at all hours...most folks don't want to be fenced in with a complete stranger...
