I got two more offers today but my Realtor did not want to shorten the inspection period...

No this was a single family house marketed to a residential buyer this was not an investment house ...that is my point...

We are in a white hot market here so I was not surprised to get a full price offer in 5 days...however the buyer backed out and then I found out that he had 3 other offers in on other properties...I do not understand this...we are NOT talking about REO and flinging out offers hoping one will stick but full price SFR on the MLS...found out later the buyers agent was aware and it must be frustrating to her as well...maybe the buyer thinks he can play sellers off each other and get someone to come off their price but not in this market...as I said it's a hot market...just irks me the property was tied up for 10 days...another seller told me the same thing had happened to him ...next time I will ask the buyers agent if the buyer has made any other offers on other properties...if it's a seminar trick I don't get it !

No they have their own crews...if you hire it out you can never get the numbers they get 

I thought this was a forum where someone could ask a question and get an informed answer...and not be tersely told to Google it...and I say that patiently...

I had that happen recently...I took the check straight to the bank and cashed it instead of depositing it....and it turned out to be "mom" who was willing to pay the rent for the kids so they did not move back in with her ! Still would have been nice if they had informed me first 

No ! Can you go to the clerk of the court site and see if the potential tenant already has an eviction filed...I am amazed at the number of people who apply when there is already an eviction in progress  !

Yes ...especially if someone reports you...which for some reason folks around here love to do...I know it costs more upfront but go with licensed and insured and make sure they pull all the proper permits ...

Tenants moved in and in first month called me to complain about the air conditioner. I sent out the AC guy and he repaired it. Second month the tenants call the AC guy directly and he goes there and repairs it and they send me the bill for a service call. I call the company and say DO NOT DO ANY WORK for that tenant again unless you are going to charge them. They call the company a third time and the AC guy tells them the unit is old and should be replaced so they call me and tell me to replace it. To be fair it was old but that is a discussion that belongs between me and the AC company. So I replace the unit. Month four I get texts that the brand new unit is "broken" and that they have once again called the AC company and once more the AC company went out there. They did not even give me the chance to call the AC company myself. They told the AC company that I was a bad landlord and that I would not call them to get it fixed ! They told me they had a sick child they had to take to the doctor because it was so hot and they had pictures of the thermostat to prove it. Once more I called the AC company and told them NOT to go out there without calling me first. I am a loss as I feel I am being set up and they are trying to blame me for their child being sick because of the heat. I always acted as fast as I could to accommodate them but if they are in cahoots with the AC company I don't know what I can do ....of course they are using it as an excuse not to pay rent. How can I make the AC company stop running out there every time they call?
