The rental market here is hot...usually can rent out a good property in less than 7 days...that said I am looking at a potential investment that has 2 "cottages" old frame houses in a B neighborhood...they share well and septic and a common driveway...but electric is separate... I  think the numbers work but I just do not know how to market this as a rental...the "cottages" are really too close to be 2 different tenants who do not know each other...it almost has to be a family type situation...if I can figure out potential tenants I will make an offer...anyone else had this situation and how did it work out

How did it go ? I tried an open house and not one potential tenant showed up...now I just schedule showings 20 minutes apart on the same day and if they run in to each other then maybe they realize others are interested....

When I run a potential tenant through the clerk of the court and they have 6 citations in 3 years...speeding...running stop sign...no insurance card etc...to me that indicates a failure to obey the law and follow the rules and I think they would do that as a tenant also...my property manager disagrees and says we all do it...I do not have 1 citation on the clerk's site ! Other than all these infractions they appear good on paper...I'm just wary...Am I over-reacting ?

Why not try a Craig's List "test" ad...state that there are w/d hookups...set the rental price and see what the response is ...

I just put a new place up for rent and had 25 responses in 24 hours which is less than the last place I had for rent in October when I had 40 replies in 36 hours. The point is there are a lot of renters out  there to choose from. One potential tenant.. who is a chiropractor... sounded great until she said she had two 55 pound dogs that "pretty much sleep all day". This house does have tile floors but still unless the rest of the potential applicants are criminals why take on two dogs that could potentially destroy my newly renovated house ?
