Selling House with Tenants - what are the normal disclosures and procedures

I did one many years ago pre internet and as I recall I handed over the leases, keys, and deposits. 

That was it as far as I remember.

Are there any other things I need do legally as far as transfering the tenants interest or official notifications. This is a FSBO in a non escrow state, not sure if that matters.

The current tenant knows but it has only been verbally thus far. Thanks.

Leases, deposits, tenant contact info.  If I were the buyer, I'd like an opportunity to contact the tenant and see if there is any maintenance that needs to be attended to.
