St. Augustine...beautiful white sand beaches...good schools...music or art festivals every weekend...can dress like a pirate every day of the week...delicious seafood...lighthouse....lots of artists...great rental market...

I have a casual friend who is a brand new Realtor. She knows I have investment property and has ask me several times if she can list any of them. I really want a more experienced Realtor but was thinking I could give her a 3 month trial period if she would go for that but want it sold now before the slow time in the fall and winter. Can she see that I have listed with someone else if I do that ?

I tried working with a new wholesaler here... he had super secret deals just for me except they were  already on Craig's   List and  he sure got  mad when I pointed that out

We are HOT like on the sun...for investment houses at least...

our little quaint town has been discovered ...prices seem too high to me so not sure how the buyers are hoping to make a profit...

All l I know is haunted houses can spread like wildfire. We didn't have hardly any a few years ago and now EVERY building in downtown St. Augustine is haunted ! We have pirate led ghost tours...old west sheriff led ghost tours...pub crawl ghost tours ( apparently all the bars are haunted ) ...a ghost boat tour...trolley ghost tours...ride in a hearse ghost tours...they fully disclose the haunted buildings ( this includes a B&B that was once a funeral home)  and nevertheless the tours and B&B and bars are always full so disclosure is the way to go !

I live in paradise...beautiful beaches...soft white sand...historical buildings...forts...brick streets...festivals every weekend....Celtic...pirates...quaint restaurants...fried shrimp ...datil peppers...good schools...art galleries...as far as REI we are in a bubble though...houses are too high to buy and hold or flip...had to have bought a few years ago...

Is it possible the other side of the street has different zoning or is in a differenet school district...it does happen...

My tenant is a long haul trucker. He already wrote me a bad personal check so I had stipulated cash or money order for future payments.  He texted me he was on the road and that he would send me a Comdata check. I Goggled it and they are a service offered at truck stops. He paid to overnight the check and I called the 1-800 to verify the funds. However I was told the bank needs to call and get a verification code. They would not give the code to me. I also have to write my driver's license on the check. Seems like a lot of trouble and expense for all involved. Why not just overnight a money order ? Has anyone used or accepted payment this way ?
