It may work if the sellers are willing to offer below market financing, have a lot of equity and don't need the money now. 30 Year loan at 6.5% is 1264.00 P&I only. The way most people have take 2nd, 3rd and a flex line you are not going to find a lot of people that can afford to wait 6 years to cash out.

Purchase contract is easy go to a big box office supply store. After that jusy sell the contract to another buyer.

A contract in Ohio is not binding unless it is written. If you don't want to lose it you need to put it in writing.

No the MLS is not a public utility, is a means of distributing information to brokers and their agents to cooperate in the sale of real property.

Anything is possible. All you have to do is take the real estate classes for your state. Pass the state test and signup with a broker that will allow you to work for them and be an investor. Pay all the fees involved to everyone that wants to put a hand in your pocket.
Alternate solution get hooked up with a local realtor as part of you team.

The note is the actual loan documentation. The mortgage secures the property to the note.

Before you talk about replacing the windows if the building is really Historical and not just old check and see what zoning will allow. In most historical areas you even have to have the color of paint approved.

Why wait until Friday the property could be gone. Make an offer subject to inspections. Also I don't think there is such a thing as minor foundation problems in a historic home. Do your inquiries about the historic area and their requirements durring your inspection period. I own a rental in a historic district and they are fairly easy to get along with. In another distict in the same town if you touch something on the outside it must be made to look like from that era.
