Post: Replacing an entire roof over some miss colored shingles?!

According to the property manager, it is not possible to obtain tiles of similar color any more, so the entire roof must be replaced. That’s just not make sense, spending 6k$ because a 10 years roof(perfectly fine by house inspection company) have color discrepancy?!..

Does anybody faced this issue before? How should I solve it?

I’m a Buy & Hold investor, and lately I’m looking to educate my self on some high level real estate domains to get a broader prospective on the field.
I been reading “Recession Proof Real Estate Investing” by J Scott (great book), and now I’m looking to explore the Market Analysis area.

Does anyone have recommendations on a book / other knowledge source I should check on?

Hi There,

My insurance company's quote rose from 550$ to 750$!

Is there a recommended insurance company to ensure a SF in orange park county?

Also, what prices make sense for a SF 3bad 2bat 50 years old rental property? ~600? ~700$?

I'm anther a claim from a previous tenant that allegedly went through an accident inside the property and looking for medical expenses cover. Needless to say that the property was fully insured and anther LLC.

Nevertheless, I'm looking for a recommended and experienced lawyer for a consultation.

Have anyone went through a similar process and can recommend a lawyer?

@James Wise I'm talking about evictions from previous rentals and felony records. Nothing unusial.

Hi @Bob Prisco, I do plan to use a PM. Unfortunately, I already had the bad pleasure of getting a non paying tenant that caused me thousands in damage, by a "very known" PM company. Therefore I do my own diligence monitoring to make sure I'm in good hands. Makes sense?

Hi there Landlords,

I'm about to advertise my first Single Family in Euclid Ohio and started phrasing an application form.

I was wondering if there are out there some Euclid's landlords that can share with me what should be my expectations and base requirements for valid Candidates. Is there any type of tenants I should avoid from? Do the common - 3 times the income, No eviction, Good reference and Clean background are the minimum, or do I need to be flexible? What about credit score?
