Thank you for the detailed replay @Rey Vargas, when I said replace I meant purchasing a new one, so if this is the case I believe 3.5k is a fair price.

@Richard Foster, I absolutely agree upon the importance of all the necessity but its feel strange that the case is so urgent referring the season, but you do have a point.

Hi everybody, 

I recently bought a single family on Jacksonville FL (Orange Park) and just hosted my first tenant. 

Unfortunately, my management company who handle the property (I currently out of the US) told me that the furnace is broken and have to be replace for about 3500$. 

It's the end of May! its boiling heat up in Florida (Jacksonville), could it be I'm getting requirements for unnecessary expenses?? Or I'm expected to replace such a thing if found broken regardless for the season?
