Definitely, keep it on you’re radar. Properties everywhere here will go very quickly and typically over ask if priced well. I also agree with @Joe Prillaman and @Sean McDonnell , Hampstead is strong as well as Holly Ridge and attract great tenants. We have a strong influx of people moving here and vacancy is minimal.

Are you looking for a turn key or light rehab opportunity? Silver Lake, sunset park, north chase, kings grant. All good areas to look. I’d also consider looking outside of Wilmington. Castle Hayne , Rocky Point. Good cash flow is tricky to come by right now as our market is on fire, but upside in our market is strong. Happy to connect if you need some more suggestions. Good luck!

Hey Miguel, what has you looking at Wilmington to invest? I'm a broker here in Wilmington. Finding deals that hit the MLS are few but Off market can work. A lot of people focus on downtown but I would suggest looking at the outer skirts of town as well as Hampstead and Leland, Castle Hayne. Good luck and let me know if you have any questions.

I would recommend speaking with a local insurance agent that can shop you the best rates for wind and hail. They can give you a quote that bundles everything and can be much more cost effective then USAA.

Awesome goal Michael! I actually just started reading the ONE thing and definitely looking to get some new goals in line starting out 2021.  

The Wilmington real estate market is strongly a seller's market (as it is in many other places right now) which makes it challenging for investors to find good deals.  However, from a short term rental perspective, there can be much more opportunity.  
Downtown Wilmington, Carolina Beach, Topsail Beach are just a few good places to keep in mind. It's important to observe city STR regulations and make sure the property is eligible. (Downtown especially). There is a lot of upside in properties here given the growth of the area and being a coastal destination. Looking into the application process of becoming a HUD local listing agent. Would love to hear from any agent out there that has experience with this.

I recently filled out the NAID application and was approved.  I now have to submit a proposal to the asset manager in my region.  I was told I would be added to the wait list but at this point I'd like to get this done and be eligible.  

Part of the proposal is creating a detailed marketing plan. If anyone has any tips or an example to share on a successful proposal/marketing plan I would appreciate your advice.  Thanks!

Yes! Thanks for the advice. I currently have the use of Real Geeks. It’s not the best but free is a good price for the time being.

Welcome! And when the lockdown is over we typically have a meetup once a month at a local brewery.

As far as the real estate market in the Wilmington area, inventory has been very low but none the less still moving along well through the lockdown. It sounds like there would be investment opportunities that work well for you guys in your situation depending on what you’re looking to do.
