What CRM are you using?

Question

As a newer agent, I have been utilizing Trello. Its been great and free. Not necessarily a CRM but definitely works.

I’m curious what others might suggest using, especially if there are any free options to know about.

I use and love kvCore.  As others have said, eXp Realty offers it at no charge to its agents vs. $500+/mo. buying it yourself.   It's not just a CRM, but also a lead gen machine, as it allows for easy squeeze and landing page creation, semi-automated Craigslist posting, drip campaigns, mass emails/texts, and more.  It's also integrated w/ IDX, which is important for any agent's CRM.

There are literally hundreds of various companies out there. The key to business is not all the back end stuff people never see. It's the authentic touches of communication that you build the relationship with clients year after year.

I use clientlook but nothing amazing. Costs about 75 a month. I looked into building my own custom system from the ground up. It's a pain, costly, and then you have to constantly fix things and upgrade. I wasn't interested in being in the software business. I love commercial real estate and doing deals so that is what I spend 90% of the time doing. Back end systems I try to get (good enough) to get the job done but try to be spectacular on the front end interacting with clients.

I find the more complex systems are the longer they take to use and the more features are not used that clutter them up. Software companies try to load a lot of crap to justify their monthly to annual subscription rates and cast a wide net to appeal to lots of different types of businesses.

I use Follow-up boss which is great.

I also like using Mojo which has a built-in dialer where you can call up to 3 lines at a time. If you're looking to farm/circle prospect, there is a cool feature which lets you map out the exact area you'd like to target. Mojo also has a feature to automatically add follow-up reminders to your calendar.

@Oliver Evans Podio is a great customizable option. In some sense you get what you pay for however. The free version will have very little automation ability, but it depends on what you’re looking for.

What kind of features do you want? Just something to take notes on contacts and create tasks? Do you want to call, text, email through the CRM?

@Oliver Evans  EXP provides kvCore at no cost.  It's by far the best I've used.  It integrates my website, client searches, behavior analysis and response, drips, etc.  It includes the ability to run squeeze pages and landing pages too.  The website is really good.  (Look at mine for an example).

If you have to pay out of pocket, Realty Juggler is pretty inexpensive, but it's not especially intuitive.  It does let you run drips and set follow ups, but that's about it.  I think it's $129/year for one user.

I've used and REALLY dislike Top Producer.  It has a user-unfriendly interface.  Nothing seemed to make sense when I was trying to wade my way through it.

BoomTown was as good as kvCore, but it was insanely expensive.  $1500/month with minimal leadgen.

When I was with C21, we had ZAP.  Other Reaology brokerages use it too.  The more I used it, the less I liked it.  Very low-power when it came to search tools.  Minimally intuitive.  Even my C21 broker was on the hunt for a replacement.

I did the free trial with Clientlook. Sent over a small CSV file for them to upload and they replied back and said it would take 7-10 days. Disappointing. So I then tried doing it myself and discovered I could only load the info about the contact and company and not the property associated with them. They said I would have to go in and manually link a property bit said their staff could do it for me but again it would be 7-10 days. How do you handle this?  I like the interface but I want to upload quickly and get going when I research a new area or retailer.

I use salesmate.io.  I like the integrated sms, phone and email features.  Connects to FB leads and my carrot site.

We use kvCore and absolutely love it.  Doesn't hurt that it's normally $500 per month and we get it for being a part of our brokerage.
