Sounds like you plan on doing buy and hold but if you ever wanted to sell your properties or flip, having your license would allow you to save on commission, gain back commission if buying on market deals, and give you access to the MLS to see for yourself what the market is doing based on stats. Also to mention, you would be able to get and receive referrals for a fee being licensed.

I think it will depend on the extent of what they are doing. If they are licensed which at least in my state a PM would need to be, they could earn a commission like others have mentioned. I imagine that if you're looking at off market deals from wholesalers, there would be plenty of agents that would be willing to share their opinion on ARV and considerations on location, condition etc.

If you don’t need it maybe it’s best not to install. Heat pumps tend to work just fine as long as they are regularly maintained and not treated poorly such as trying to raise the temp by 20 degrees in a short period. In that case, it triggers emergency heat strips and is not good for the system.

Honestly, it comes down to time and experience. A good Realtor is there to help facilitate the deal and make the process seamless. Getting advice and opinions on the pros and cons of a new investment are important - some investors want that while others just care about a smooth transaction. Everyone’s different!

If you are out there driving for dollars and getting leads, than that’s definitely the strongest strategy for getting the best deals… it just takes time that not all have. Having a Realtor to trust in the process can be desirable but if you feel confident in doing it yourself, that’s great.

You definitely wouldn’t want to agree to paying if a buyers agent even if you choose not to buy. However, if you do close with the help of an agent than they’d be paid the cooperative commission amount at closing by the seller. In the case of a fsbo - they might say they aren’t paying anything with which you’d be responsible for the commission. If the deal is good enough than maybe it’s worth it. Most of the time the a motivated seller will cooperate with paying your agent.
