Hey BP,

I'm having issues collecting rent due to Covid 19 and the eviction moratorium. I was in the process of evicting my tenants before Covid 19 hit but when April came around everything went downhill - tenants stopped paying their rent, I had to change my management team and maintenance costs/cap ex went up. i am struggling paying my mortgage and also keeping a roof over my head. I was thinking to going on forbearance but I dont need my credit score to go down. what you suggest I do? also I found out there is a clause in the no eviction that I'm planing on using.

Thanks, I am coming up on 10 mortgage brokers and banks.

Cash-out refis effectively raise the portfolio's LTV numbers which does increase risk (ie reduce equity/dollar).

I just want to change my rate at the moment

Hi @Benjamin J Suarez I have the same concerns. I actually closed on my first property in February and been having problems with tenants being affect by the covid19. I was wondering if I can get a forgiveness loan, if so where ?

That’s what I did with one of my rentals that was 65 miles away.  I typically self manage.  I now self manage that one along with my other closer properties.  It wasn’t a good experience but I learned a ton. I found a maintenance guy by going to the local hardware store.  He does a great job and is very accessible.

I recently did a pop to check on the property and found a ton of stuff that wasn't done and I was charged for. I found a couple of people to do some work just by going to all the hardware stores in a 15 mile radius. The property is 160 miles away for me so its a long drive. But I'm  starting to like the drive out there so I'm highly thinking about managing it by myself

I hear your frustration in your post.  I would read your contract thoroughly and see what it says.  You already frustrated but you have to read the contract.  Even if you go another route with a new pm there will be stipulations on separating from your current pm.  It’s frustrating but good communication and documentation is critical for a good relationship.

thx and the contract have the extra 1% for the weekly clean up but it doesn't state that I would be charged for a walk through

Hi BP, I have a question and hoping you can help me solve it. Since I bought my property I been running into some issues with the tenants and the management I hired. First problem is that some of the tenants are behind on rent and some always have some issues in the units in which they caused the problem. The management never call me with good news. They are charging me for stuff that I shouldnt  be charged. For example I had a cameraman come out to give me a estimate on the work and I was charged for that. Also in the Agreement they charge me 1% extra just to keep the place clean and on top of that I charged separately for that. Furthermore, we had a dumping problem we the tenants. Simple solution was to send a letter to all the tenants stating they would be charge if found guilty but they failed to do so. What should I do?
