Investment Info:

Single-family residence note investment investment in Mesquite.

Purchase price: $225,000
Cash invested: $20,000

I bought this property with private funds at a lower interest rate, and using a wrap around mortgage, immediately sell to a pre-selected buyer on owner financed terms. Buyer paid $35,000 cash at closing, and agreed to private loan terms with myself.

What made you interested in investing in this type of deal?

Most buyers do not have access to traditional financing, however, they want to be home owners. They are more than willing to pay a higher rate on interest, rather than renting. The buyers picked this house from homes already on the market.

How did you find this deal and how did you negotiate it?

On MLS close to market value.

How did you finance this deal?

Private capital

What was the outcome?

Immediate cash flow and cash profit at closing without responsibilities of a landlord (maintenance, vacancy, tenants, etc) .

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

August REI. They are able to handle payments from the buyer and disburse proportions to taxes, insurance, myself, etc.

Texas Pride Lending. This company pre-qualifies the buyer to ensure that everything is being done to Dodd-Frank standards.

The numbers look ok. However, you should expect to have to bid 5-10k over the asking price (depending on the wholesaler). It will most likely be very competitive.

Hey Eshu,

I believe you'll need to give them a written notice first, and then proceed with the eviction through JP court (google denton county JP court, they have instructions on their website). This can take up to 6 months. 

I must say, I'm not a landlord myself, so take what I say with a grain of salt. I only have a few clients that have dealt with evictions. Anyone feel free to correct me 😎

656 E Jones Street ($1,350/mo) 

607 Ferguson Drive ($1,495/mo) 

524 Pine Street ($1,395/mo)

This house is currently a 2 bed, 1 bath. However, there is a 2nd dining room area that can easily be converted into a 3rd bedroom. The HVAC unit is not working and should be replaced. The rest will be a small cosmetic job. 

This property also sits on a 10010 sq ft lot. The backyard is huge.

Picked up a sweet deal in Denton today right next to TWU

Asking: $

110,000

Rehab: $15,000

ARV: $160,000

Rent Rate: $1,500

Could use better curb appeal and proper cosmetics and you should be able to easily sell this for 160k.

Rental rates are $1,500 in this area, or could be rented out per room for $500-600/mo

I have a 3/2/2 in a great pocket of Lewisville for rentals.  

Purchase Price: $100,000

Est Rehab: $25,000

ARV: $160,000

Estimated Rental Rate: $1,400

There is a huge crack in the foundation on one side of the house. However, there are no signs of movement when walking around in the house. I would allocate 10 piers of foundation repair.
