Wholesale mentor/coaching in Atlanta

I've been eager to get started wholesaling in the north Atlanta area near Norcross. After much reading and watching youtube videos, I still have the jitters about exactly where to begin. This has led me to seek a coach or mentor that could help me through my 1st few deals. I came across an ad on craigslist stating:

Not only do we teach you real estate investing we guarantee your success!!!!!!!!

YOU WILL RECEIVE: All advertising needed for your success, Motivated sellers contacts, Cash buyers contacts, Private money contacts

We will partner for 6 (six) property purchases and resale and equally split the profits (50/50).

This sounds good but I would like to see what some more experienced wholesalers felt about this deal...
