@Justin Windham I am now SE RE investor/wholesaler. Yes, I plan on doing a few buy & hold transactions and possibly getting into flips in the future. I am normally active in the repairs and maintenance of my current property. Once I have multiple, I will get a property management company to handle it.

@Brian Eastman thank you for the information. I'm also into wholesaling RE, so it sounds as if I can use the income from that as my self-employment income for the solo 401k or just look into an IRA LLC.

I guess I need to look at pricing and the process to have things do right. I'm seeking a professional that is willing to educate me with their expertise, outside of any research I'm doing and just willing to get me in the best position possible for my future. 

Any of you guys willing?

Hi all, I have some funds in a 401k from a previous employer and I'm looking to open a solo 401k for RE investment purposes. I would like to have these funds moved as soon as possible but I'm unclear as the type of the things I need to be successful using a solo 401k. I'm doing research but at this point, I need someone that can assist me with getting the ball rolling. I'm currently a 1099 employee but will be transitioning to just RE really soon. A checkbook account will be needed.

Robin Boyer I'm actually in the process of selling the property due to the fact I'm out of state, and having to deal with my current tenants is not looking too good. If I continue to hold the property or sell, I'd make a significant roi. I'm cash flowing close to $400 per month which is awesome! I wanted to try the BRRRR method but things didn't work out for me. Nicholas Jasmine You may to consider purchasing. Tenants lease expires in Jan. 2018. I have it listed on Zillow for sale.

Samantha Klein the tenants have moved as of the end of last year (without proper notice) and the smoke smell was fairly easy to get out. I thought I would need a few devices/machines to get it out but I actually just aired it out naturally and it was gone within a week. Of course I made changes to the property, removed old carpet and things of that nature, but I was shocked and thankful of how easy the smoke smell went away. I now have newer tenants and I almost evicted them last week, June 2nd. Eviction court was simple! Another post for another day though lol.

Hi Texas BP family!

I am in the beginning stages of Wholesaling and beginning to get a few deals under my belt through JV deals. Can you all suggest any websites where I can post properties I get under contract? I'm currently posting deals on Craigslist and Facebook. I'm currently in the DFW area but my current property I have under contract is in Longview, TX. Multi-family. Any suggestions would be great!

@Carl Talley Hi Carl! What made you step back from completing the deal? Check out the education section on this page, the BP podcast channel and any webinars that @Brandon Turner host, which is usually once a week. There is also a Beginners Guide, which you will find under the Education section as well.

Don't do too much reading and studying. GO FOR IT! BP is great about answering questions and you will find a ton of forums with questions that you may have. Just type a term in the Search bar at the top right and it should populate a ton of results.
