Joe Kim I believe Patrick Liska provided some excellent feedback. I understand what your concerns are but I would definitely consider the benefits of having a PM, and see what else they can offer you. After listening to several BP podcast, PMs' seem to have a ton of valuable information and can provide you with intel on other markets or contacts to other PMs' in other markets you may be considering to invest in, in the future. Hope you were able to negotiate a good deal!

@Julian Dozortcev, that's a good question. I have a property under my LLC and I would like to pull equity out of my property.

@Kerry Baird if we go for a LOC, wouldn't that be the same as a PLOC, which would be decided with our personal credit? I need an option directly through my property and I think Julian is seeking the same.
