@Ursula Britt Thank you!! Yes I will have to repair a few things when they move. The previous owners were smokers, so I had already fix a lot of things and changed this out. I did learn that my house aired out pretty quickly. The tenants that were selected were in their previous place for 14 years. The landlord wouldn't fix anything for them. I will have to go over my insurance policy this week and make sure I'll be covered. 

@Chris K. I chose to let them smoke because the guy that I'm leasing to is a veteran and like I mentioned, I added another year to the lease term and also an additional monthly fee for smoking. More than likely,  they'll be long term tenants. I also had someone checked the premises of the property they're currently in and it checked out. Hopefully I'll have more houses before the lease term expires and more tenants.

Hi BG!

After 4 months of having my investment property, I finally found someone to lease my rental property. My partner and I are super excited to have NEW Tenants and we're now able to reap the benefits of our property. I did compromise one thing that I didn't think I would, which was allow smoking inside of my property. With that, I let my tenants know that I would extend the lease terms by 12 months and up the rent by $15 per month.

Both tenants agreed to the terms and was super excited to get approved for the house. Monthly payments will be made via ACH from my tenants bank each month! 

I am looking for a great property management company. Any suggestions? My property is in Louisiana.

@Justin Coopergave you some excellent advice. The only thing I would add to that is for you to jump into it! BP has plenty of information and resources. Make sure that you type in any topic that you would like to get information into the search field and you will discover that there will be several forums under each topic. 

There is a book on this site that you can read, that will answer majority of the questions that you've asked. Take time to read as much as possible, but begin expressing your desire to get into real estate investing to your parents, family and/or friends. Go to REI meetings in your city/town which allow you to have networking opportunities and meet investors in your area. Do some volunteer work for a rehabber or investment company and learn as much as you can while doing so. You can even be an intern. DON'T WAIT!!! Mistakes will be made, as we all make them, but it will allow you to grow and learn more and more.

As you start begin your journey, read, read, read and listen to the BP podcast. Find which area you want to get into and then go for it!

I see that there are a lot of RE vets participating in this forum and wanted to get some help.

I will be leasing my first property in a month or wanted to know if there is a certain place I can find a lease agreement or do I have to have one created by a lawyer? 

Where do I start? Please help me!
