  Yes 39-49 cent is to much I have read and told by others though that bulk mail without a stamp may get a lower response rate.

About to start My first Direct Mail Campaign. Wanted to ask what type of postage I should use. As the Price of a stamp is now .39-.49 cents!!!! :( I looked into Bulk Mail but am concerned with the response rate I May get.

Hi patrick. I would have to say that both Albany and Shcenectady have there ups and downs. I currently live in Albany where my GF and I are house Hacking a duplex which has turned out vary well. I plan to buy in Albany again as I have noticed the rents can be HIGHER when compared to Schenectady and Schenectady's Taxes can be high which turns me off but you can buy more as the purchase prices are lower. Albany also just past a new thing where now any 2 or more units is being charged a fee for garbage. We just received ours it was $180 for the year which isnt crazy but can add up over more units. I dont know if Schenectady does this. If youd like to talk more Private message me.

What is the best way to find good phone numbers for property owners ...sometimes I get lucky and they have a land line still and it comes up on google but theres obv a bunch of sites asking for my credit card. Also what other contacting mehtods are worth. Im about to mail letters as I always have the address but when contacting  multi fams the owner donst live there.
