Thanx @Mark Updegraff and Nice I thought so and I am going to talk with him tomorrow about it. I just started looking into wholesaling and I thought it would be a great way to get my foot in the door with sellers and to build relationships with investors. Have you had luck with this ?

I have my license in NY and was wondering how wholesaling works. If i was to find a deal and assign the contract to a buyer would i have to do it under my broker and then go ahead and do our split ? 

I looked into opening my ira account at my personal credit union and was faced with the fact that i didnt know what i was looking for lol ... So i was wondering what a good IRA plan or account would have ?

If I want to wholesale properties in NY and I have my license can I do it with assignment contracts with out splitting my profit with my broker as if it were a commission?

YES !!! tenant screening is CRITICAL  I personal made the mistake of getting to excited and laxing in this. We went with my gfs work colleuge which turnd into an eviction just 1 month into the lease.Believe me it's way easier, a lot less time and MONEY to find the right tenant than it is to get a bad one out. Id rather go vacant than go though that again but its going to happen ...thats the one thing I learned evictions are apart of this you must be prepaired ...know the local laws and have a good lawyer on stand by it will help. As for areas in albany.... colleges produce some pretty awsome rents. It all depends on the type of property and units your looking to provide and keep ...what are you two thinking... 2 famly ...mutly family or commercail ?

what type of property are you looking for in menands and colonie ? 2 fam 3 fam commercial ? and why are you looking to leave albany ? and by broker u mean realtors ?

Hey Tony Im all about albany . I am currently house hacking a two family in Albany NY for the first time and based on the results i plan to continue investing in the area in the future. I agree with what joe said if the numbers are right any place is good but in albany your rents can be much higher than other areas. I am also a realtor in the area and some of the rents are insane it would be worth another look. 

Hello everyone, We have applied for a conventional mortgage through TrustCo bank Terms are 3.75 interest, 3.787 [email protected] down , no PMI , no escrow required , and they are waiving appraisal fee and app fee ,800 off closing cost. I am barely familiar with mortgages and would love some input, like if this is a good deal , and if anyone has used TrustCo bank for a mortgage or for other Banking reasons
