Absolutely gorgeous - Here's a quick tip from someone that actively markets on the internet - the value is in your list. Place something where people can get on your email list - for example, depending on what your goal of the site to be (if more than just a pretty brochure), you might offer that people get updated by email when new properties come available. I believe MailChimp is free for the first 2000 subscribers. Good luck!

Hi Christian,

I feel like I'm the queen of market research! I use several tools, many are free. Zillow gives me some good comps in some states, so does Redfin and other free sites.

What exactly are you looking for?

Hi Darwin,

I actually have a blog post about this. Most of this information is online. First you have to find who owns the property, then look through the county's official public records to see what liens are associated with the owner - often times they cite the property in those records.

I look forward to any and all blog posts on this subject. Interpretation by a qualified attorney is critical for us lay people to really understand the impact.

I suspect we will see more foreclosure/bank owned homes hit the market over this next year. What are your thoughts?

From what I understand, some former AM employees formed their own seminar company and recruited DM as the "guru". Law-suits were filed against both the seminar company and DM because they used AM's proprietary system, and some insiders say AM's customer list. Both the seminar company and DM filed bankruptcy. With no assets to speak of, it's hard to determine how things will play out.

Also, whether DM has assets or not is questionable, as there are many ways to hide assets in the real estate business. My understanding of bankruptcy laws is there is quite a heavy penalty for hiding assets.

Many of those that teach real estate don't practice what they preach. This is a tough business and it's even harder to do both.

First, you have to buy it on the courthouse steps to claim ownership - that is required to rent out the property. Then you have the choice of paying on the previous owners behalf (which will delay foreclosure until they realize there's been a title transfer). Good luck!
