Both properties are rehabbed - One has a land contract for $23.5k and the other has a tenant at $600k. Both paying on time.

Health issues force the sale. Both properties at $35k - cash flowing at $1100/month - one on a land contract at $23k.

I have 2 rehabbed cash flowing properties available in Detroit. $35k for both properties. One is a land contract at $23k earning 11% with a 7 year balloon, the other free and clear and rented at $600/month.

Hi Con,

Depending on your state, it's most likely taxes hasn't been paid on the property. You can see if you can get the property for taxes?

You and the seller need to realize that everyone must win. If comps are at $400k, then your price needs to be there. Cap rates vary by area, so 13% doesn't mean much if the other townhouses are at 20%.

IF you can get it to a reasonable price, then ask them to consider seller financing - they can get the income they are used to without the headaches.

You have to listen to his problems. What is his motivation? If you can solve his problem quickly he will sell you the properties.
