Contractors can be your biggest hero or your worst nightmare. I do almost all of my deals out of state and even teach about Rehabbing Remotely®. Do your due diligence, find recommendations from other investors, ask for references in local REI groups - just like anything else, network, network, network!

My question is the insurance situation.  What's the status there?  Did the owner collect insurance and bail?  Did the bank collect the insurance and is starting foreclosure?  Surely a code violation will be reported on the house.

If you can find the owner, offer $1k for a QCD and market it.

I'm in Austin.  But most rural deals aren't deals, unless they are near some oil producing activity.
