They have a real estate expo on November 6th, held at IGFA Fishing Hall of Fame located at 300 Gulf Stream Way, Dania Beach, FL 33004. @Thierry and @Thayson. Yes, "Onroerend Goed als Belegging" is a must read for real estate investors. I have two copies in my office, so one's for sale! "Praktijkaspecten Vastgoed" describes practical casus for all real estate service providers, not just investors.

Hello Thayson, for investing in the Netherlands start with a general book on real estate business practices such as "Praktijkaspecten vastgoed" ISDN 978-90-01-49400-1 (or check the extensive library of Amsterdam School of Real Estate, University Amsterdam). Also read "Real Estate Finance & Investment Manual"by Jack Cummings ISDN 0-13-493396-6. Third book to read is The "Millionaire Real Estate Investor" by Gary Keller c.s. ISDN 9780071446372. A license in required in Florida when a community association manager receives compensation for real estate services (more than 10 units or annual budget over 100K). Since 2009 management companies must be licensed with at least one CAM designated.

Thierry, I see you are on you way already in Maastricht. If I come across an apportunity for you I'll contact you.

Seller financing is rare in the Netherlands, and the general residential market seeming to be near bottum sellers would rather move to more appealing (in their opinion) territory by cashing and re-investing. Certainly an interesting subject I intend to follow. Go for it and again: good luck.

Let me know if you need contacts for your real estate investments in Maastricht, and your term sheet if you have that prepared. Are you attending the Amsterdam School or Real estate or are you an alumni student? If so, let me know when you will be there for the next event.

A warning though, as a starting investor you should not count on convential financing for investement properties. So leveraring your investments means finding other financing resources.

Also, I'm curious why you choose Maastricht as your target area.

I agree with Michaels comments on more difficult traditional financing after 2008. For existing investment clients financing is available, for new clients it's hard through the traditional channels (convential). This applies to foreign investors. Expats, however, who buy a house for their own residence, will get conventional financing easily.
