Attracting money partners for foreign REI

For those of you who invest abroad using OPM.... how easy/hard was it to find people willing to invest in foreign real estate? I imagine it'd be a heck of a lot harder to convince Americans to send their money out of America, but I'd like to hear from the experiences of others.

I agree with Michaels comments on more difficult traditional financing after 2008. For existing investment clients financing is available, for new clients it's hard through the traditional channels (convential). This applies to foreign investors. Expats, however, who buy a house for their own residence, will get conventional financing easily.
