have fun. how old are you now?

if you're looking to buy your first home - you might consider buying LOW, live in it, fix it up and then sell after 2 years, cap gains free up to 250k on any gain. i assume you're single - KEEP IT THAT WAY for a few years.

buying a personal home low and fixing and selling (in my opinion) is a great way to start out.

it makes financial sense and is low risk asset protection wise...

u buy in your name - get a 10 year arm - some nice interest only loan for 10 YEARS (see a mortgage broker) and be out of there in just over 2 years...if you can't sell it right away - you've got 8 years to move it.

make renovations nice and stream-lined. nothing to weird that will limit buyer pool. keep it simple but elegant, classy - just don't exceed what's called for in the area. buy the biggest dump in best area, make it one of the other nice houses in the area. simple. keep it that way.

at Coldwell Banker Commercial - we press for exclusives - over 80% of our commercial business listings - are exclusives.

if the selling agent doesn't have an exclusive, then yeah, he wants the info to go through him and he wants to know so that if the deal goes anywhere, he gets paid.

personally, i think that any owner who cuts out a broker knowingly, is doing something that's really not right.

then again, as an agent - i'm really not interested in getting open listings. to me, they just open you up too much. and frankly, as an owner of commercial real estate - i don't understand how you wouldn't want an exclusive - THEY WORK HARDER TO MOVE THE PROPERTY.

i know i know, open listings are the way to go commercial (to an extent) because the thought process is "well if you've got a buyer, then we'll do business" - but that's really backwards thinking.

either way, the 7% they pay isn't going to break their bank and in most cases it's not even a dent in their financials (with larger firms).

am i wrong?

yeah the land development is not that cut and dry. you've got to have solid knowledge (or have people at your ready who do) about the municipality, the land itself, etc.

we're looking at land now in NC - big acreage for a great price, but it could have the best price in the world, but if it's covered by 30% water and the dynamics aren't there for development, we'd be tossing away a lot of money.

and it's definitely expensive to subdivide land, legal expenses, survey's, town expenses, time, etc. plus the surgery you'll need to take the hair on the back of your head and use it to replace all the hair you lose on top during the process can be quite expensive... :lol:

i'm not saying forget it, just really research it good - very good, before making a move like that.
