Townhouse fix & flip investment.

Purchase price: $265,000
Cash invested: $135,000
Sale price: $570,000

The Edson project was one of the largest undertaking Tree City had taken on. This property was located in a very nice neighborhood in Boise, so the comps were high, requiring us to have a large budget of $135,000 for the remodel. Our team added a bathroom to the master, opened up 3 walls to improve layout, and brought high end finishes to make the project a statement project. The project was sold to a Hedge fund for a quick close.

What made you interested in investing in this type of deal?

It was located in a very desirable neighborhood of the Central Bench in Boise, Idaho.

How did you add value to the deal?

We took some extra time and money to add high end finishes to the home, and make it a little more luxurious than our original plans.

What was the outcome?

It made the property that much more of a statement in the neighborhood, and gave us a little more leverage when it came to the final sell.

Originally, we projected it to be a 5 month project, but the team opted to increase the quality of the rehab halfway through, which added a month to our timeline.

This deal was sourced through our own marketing, so we knew exactly what we were getting in to. We then worked with an outside agent to fund the entire project, with the exchange that the agent got to sell to clients directly.
Over the course of a 2 month hold we did a small cosmetic flip. Paint, floors, appliances, bathroom, and kitchen updates. This house didn’t need much, just some simple upgrades to make it look like the comps around the neighborhood. Then the house was ready to sell!

Single Family Home in Boise Idaho

We went into this property with a 4 month rehab planned out. Due to city being back up on permits, the entire project took 5 months. Our expenses also increased when we decided to upgrade our finishes. This isn't something we always do, but our team decided that we needed to increase the value of this house to match the comps in the neighborhood. After completion, I was able to secure a buyer without an agent and waive the buyer's agent commission.

The home had 18 showings the first 10 hours on the market. A true testament to the team's ability to properly identify what people are looking for and make their product stand out. This was a quick turn around with total time out of 60 days. A minimum of 90 days of interested earned is always paid out to the investors.

It was in a very desirable area, and we knew we would have no issue putting this property on the market.

My personal debt and passive income.

Anyone can do this. Less than 2 years ago I owned no real estate.

This took, sacrifice, it took giving up immediate wants for long term needs.

Also note I didn’t include the debt on real estate because the numbers shared are the net cashflow numbers. Meaning debt and expenses have already been removed!

My expenses are less than my passive income. This is financial freedom.

~ The purchase came with two city lots.

~ The lot next door is now owned free and clear. (valued at 75k)

~ The lot has a garage that the team will convert to a house for a capital investment of about 50k.

~ This will yield an additional 140k of equity.

~ The team plans to keep this house as a rental and open a line of credit on it.

~ If sold total profit on the entire deal would end up around $200,000
