Purchase price: $220,000
Cash invested: $25,000

This deal was sourced through our own marketing at Tree City Homes, so we knew exactly what we were getting in to. We then worked with an outside agent to fund the entire project, with the exchange that the agent got to sell to clients directly.

Over the course of a 2 month hold we did a small cosmetic flip. Paint, floors, appliances, bathroom, and kitchen updates. This house didn’t need much, just some simple upgrades to make it look like the comps around the neighborhood. Then the house was ready to sell!

How did you add value to the deal?
This property didn't require much work. We did paint, bathrooms, appliances, and re-finished the original hardwood floors. This property was fairly nice as is, but we like to put our own touch to make it similar to comps around the neighborhood.
