Arthur St Flip was one of the more extensive remodels.

  • - A full gut of the home was performed.
  • - A bathroom was added.

Single-family residence private money loan investment in Boise.

Purchase price: $190,000
Cash invested: $22,000

I worked to syndicate the rehab funds on this project and partnered with my contractor to flip the home.

Purchase price: 190k
rehab: 16k
holding cost: 3k
hard money cost: 4k

SALES PRICES: 265K
Selling costs: 15.9k
Profit: 36K

ROI for my 16K investment: 31%

What made you interested in investing in this type of deal?

The quick turn around time, small rehab, and the fact that my contract was personally vested into the project made me feel it was a good investment.

How did you find this deal and how did you negotiate it?

The deal was brought to my contractor by another agent.

How did you finance this deal?

The contractor used a hard money loan on the house and I put in 10K from savings and syndicated 6K from two partners to close the gap on the rehab funds.

What was the outcome?

The house went pending in 1 week at full price of 265K. This resulted in a 31% ROI for my investors and I.

Lessons learned? Challenges?

The best lesson we learned was how to tie our investment to the property as a lien by being added to the deed of trust. The title company did all the paper for us for free.

Hey everyone,

I am a established RE Wholesaler in Yakima Washington. I moving to Boise in June to support my wife through her rotations in medical school. Were looking for a short term lease (6 months to a 1 year). The property must allow dogs and have a fenced yard. Does anyone know of any good places? 

Ill be looking forward to meeting you guys on this thread at the local meet ups and doing deals together soon. For those of you who haven't heard of wholesaling yet. I find discounted properties for flippers, Brrrr, and buy and hold investors.

Thank you for your insightful comment. I have set a side a budget to do 5 different pieces of mail over a time period of 2 months to my "A" target area. Could you provide or point me in a direction of some examples of direct mail campaigns that have worked in the past?

Hello Bigger Pockets Community, 

I am looking to close my first wholesale deal here in Yakima Washington. I have a small list of buyers. A list of 50 properties I created from driving for dollars and a list of 15 properties that are for sale by owner. I have the names of all the owners. I am going to send out my first round of hand written letters. There has been a lot of debate about what to or not to say in these letters. Would some of you members mind sharing with me what has worked for you in your direct mail campaigns?

I am using the county records to find the home owners names now, but am unsure how to find where there residential address is if mail is to get returned to me. in that situation how do I set up for the mail to be returned to me. Also does anyone have a suggestions on direct mail services? 

Lastly, I would love to meet other individuals real-estate involved individuals in Yakima!
