~ The purchase came with two city lots.

~ The lot next door is now owned free and clear. (valued at 75k)

~ The lot has a garage that the team will convert to a house for a capital investment of about 50k.

~ This will yield an additional 140k of equity.

~ The team plans to keep this house as a rental and open a line of credit on it.

~ If sold total profit on the entire deal would end up around $200,000
