@Mike Nelson yes love the finishes! The owner and my uncle hand picked the design/finishes! 

@Juan Peguero I actually don't know if he did a cash out refi I'd have to ask the owner. 

As long as he keeps having crazy ideas of building brownstones I'm a happy GC

Re piping the entire house to copper for 6k? New construction costs 25k here for the entire house. Get multiple quotes and see if your contractor can match the price. Or get don't over pay for the home. Anyone can cut costs and cut corners on rehabbing homes. But you can't cut corners or costs on electrical or plumbing. These are licensed Individuals who value their time. Where you can cut your costs down is in other areas. If the plumber is just setting a new toilet and tub and trimming throughout 6k should include all materials

As a contractor I always ask what the numbers are, rather it be because I'm here to give an estimate or provide a SOW. This is mainly because I'm using a direct comp to match finishes with. I help a lot of beginner investors that do not have a grasp on rehab costs and I offer my expertise in that area, if I don't know purchase or Arv then I am stuck giving you a estimate base on the work. For the most part I pull my own comps and spread light on this being potentially more of a headache or a home run.

What is your first thought about the vehicle your contractor drives? If he drives a nice truck are you weary about the price ? If he drives a POS are you weary about materials disappearing on the job? Curious on investors thoughts and experiences!

If it's in Chicago, to come out and do everything needed he isn't that far off. Especially if he's venting out the roof. Could always beat him up and use a contractor you have use in the past and build a relationship. I discount clients whom have worked for in the past all the time.
