@Simmy Ahluwalia 100% is crazy. I don’t believe that. 

being a barrier island property most lenders run away. 

We have secured financing at because of our experience. 

Now just working out permitting issues with pulling as home owner or general.

@Adam Bartomeo yes we figured out builders risk from a local company. 

locked our lender down as well. 

Now We figuring out work around for pulling permits as homeowner vs general Contractor.

Has anyone run into issues in swfl trying to get builders risk policy to get a deal done? 

Having trouble getting approved when property is on a barrier island close to water ?

Numbers are great. Rehab numbers are at cost as I am the investor and will be sending my crew down to handle the rehab.

@Jackson Sandland as a contractor/GC investment and personal are 2 completely different beasts.

It’s like remodel vs new construction.

Different price points, different headaches, different things to look/care for/about.

Typically you wouldn’t hire a remodeling company to do your new construction home.

An your new construction company won’t touch your remodel.

As a GC subcontractors will also change. Dealing with a homeowner is a daunting task and not for the weak

Of heart. Your subs should be a representation of you as a GC. Homeowners expect quality.

Now investors are different they will take the price reduction and have it hurt quality. Investors find the sweet spot for just the right about of quality for the area. Price driven jobs usually means quality control.

Romeoville used to be a great cash flow area. Most of the rentals i know/have rehabbed which is over 20 were purchased when the foreclosures were all over the market all under 80k.

The village is very strict and like

Joe said they make you go through every hoop.

if you are just getting started romeoville is not the town anymore.
